    Dubai Completes 24,000 Property Units Worth Dh111 Billion in H1 2026

    The Crown Prince of Dubai, Deputy Prime Minister, Minister of Defence and Chairman of The Executive Council of Dubai reviewed the completion report on Thursday, highlighting a 52 percent increase in project delivery by investment value year-on-year.

    “I reviewed the report on real estate projects completed in Dubai in the first half of 2026, which highlights the sector’s continued growth,” Sheikh Hamdan said in a social media post on August 20.

    The 104 completed projects represent a substantial addition to Dubai’s residential and commercial inventory, with the 24,000-plus units entering a market that recorded 24,800 total residential completions during the first six months of the year according to separate industry data.

    Sheikh Hamdan attributed the completion figures to sustained confidence in Dubai’s investment climate and the vision of His Highness Sheikh Mohammed bin Rashid Al Maktoum. “Today’s figures reflect the visionary leadership of His Highness Sheikh Mohammed bin Rashid Al Maktoum, reaffirming the strength and resilience of Dubai’s real estate sector and the growing confidence in its investment and business environment,” he said.

    The 36 percent year-on-year increase in delivered units comes as Dubai’s property sector continues to attract new developers at an average rate of 25 per month, with 186 real estate development companies entering the market between January and mid-August 2026.

    The Dh111 billion in completed project value underscores the scale of construction activity in the emirate, where residential sales reached AED34.9 billion in July alone as buyers returned to the secondary market following sustained price moderation.

    Sheikh Hamdan concluded his remarks by reaffirming Dubai’s trajectory: “Dubai’s ambition and leadership know no limits.”

    The completion data provides official confirmation of supply entering the market during a period when residential rents declined and home prices eased slightly quarter-on-quarter, reflecting the impact of new inventory on tenant and buyer conditions across the emirate.

    A statistical report released by the Sharjah Real Estate Registration Department on July 27, 2026, showed that 9,655 Emirati investors contributed 50.6 percent of the emirate’s total real estate trading value of Dh29.5 billion during the first six months of the year.

    The department said the figures reflected growing confidence in Sharjah’s investment environment, supported by modern legislation, sustainable urban development and an expanding pipeline of real estate projects.

    Women drive nearly quarter of sales value

    The report highlighted the increasing role of Emirati women in the property market. Women accounted for 28 percent of traded properties and 24.7 percent of the total value of sales transactions, while men represented 72 percent of traded properties and 75.3 percent of transaction values.

    Ownership data showed women accounted for 40.7 percent of Emirati property owners involved in sales transactions, compared with 59.3 percent for men, underlining women’s growing role in investment and wealth creation.

    Young investors maintain strong presence

    Buyers aged 35 and below recorded notable activity, reflecting increasing awareness of real estate investment among younger Emiratis, while investors aged between 36 and 53 remained the largest segment. Investors aged 54 and above also continued to play a significant role in the market.

    Abdulaziz Ahmed Al Shamsi, Director-General of the Sharjah Real Estate Registration Department, said the results reflected the strength of the emirate’s real estate sector and the success of its long-term development strategy.

    The report demonstrated not only the scale of investment but also the expanding participation of Emiratis, particularly women and young investors, reinforcing Sharjah’s position as a preferred destination for sustainable real estate investment.

    Sharjah’s performance in the first half of 2026 reflects broader momentum across the UAE property sector. Dubai recorded 87,800 real estate transactions worth Dh291.7 billion during the same period, while Abu Dhabi registered Dh117 billion in deals, marking a 112 percent year-on-year increase as foreign direct investment surged to a record Dh13.8 billion across 116 nationalities.

    The sales figures included 71,500 residential unit deals, 7,296 building transactions, and 7,129 land sales, falling just short of the record AED326.6 billion achieved in the first half of 2025.

    Sales of ready-built properties accounted for the largest share of total sales, topping AED146.7 billion through 27,200 transactions, comprising 18,300 residential units, 1,738 buildings, and 7,135 land plots. Off-plan property sales reached AED139.8 billion through 58,800 transactions, divided into 53,270 residential units and 5,563 buildings.

    The value of mortgage transactions exceeded AED102 billion through more than 22,000 deals in the first half of 2026, while gift transactions amounted to AED31.4 billion through 4,501 transfers.

    The total value of real estate transactions in Dubai during the first six months reached approximately AED419.94 billion through 112,850 transactions. In the second quarter alone, sales exceeded AED110 billion from 38,300 deals, with mortgages totaling AED42.6 billion and gifts reaching AED16 billion.

    “The results achieved by Dubai’s real estate market during the first half of 2026 confirm the sector’s resilience and ability to continue growing,” said Walid Al Zarooni, W Capital CEO. “Recording the second-highest half-year sales in the market’s history, despite being compared to an exceptional year like 2025, reflects the continued genuine demand for real estate, the high levels of confidence among local and international investors, and the strong economic fundamentals underpinning the market.”

    Al Zarooni emphasized that the record performance is no longer a temporary phenomenon, but rather a reflection of a sustainable growth trajectory supported by an ambitious government vision, a flexible legislative framework, world-class infrastructure, a competitive tax environment, and the continued development of high-quality projects that meet the needs of various investor segments.

    These factors have made Dubai one of the most attractive and stable real estate destinations globally, enhancing its ability to attract capital and high-net-worth individuals from various markets, he added.

    Looking ahead to the second half of 2026, Dubai’s real estate market holds very positive indicators, given the continued population growth, rising demand for residential units, the expansion of international companies establishing their headquarters in Dubai, and the ongoing launch of new world-class projects.

    Al Zarooni noted that the improvement in global geopolitical conditions and the easing of tensions compared to the past will boost investor confidence and increase global investment appetite, which will positively impact markets characterized by stability and transparency, foremost among them Dubai.

    “All current indicators point to continued strong market performance in the second half of the year, with the potential to reach new record levels in real estate sales and transactions,” Al Zarooni stated.

    The performance aligns with broader trends across the UAE property sector, where large-scale land transactions and record project launches have characterized the first half of the year. Meanwhile, high-supply communities are beginning to offer tenants more negotiating power as delivery volumes rise in select areas.

    Supported by robust economic growth, continued foreign direct investment inflows, sustained expansion in non-oil sectors, and increasing population numbers, 2026 is positioned to be among the best years in the history of Dubai’s real estate market, according to W Capital.
