    Dubai’s real estate sector continues to demonstrate operational stability as developers, brokers and analysts report sustained investor interest across prime locations and luxury developments, with transaction activity maintaining momentum through the first weeks of March 2026.

    Firas Al Msaddi, chief executive of fäm Properties, emphasized the emirate’s track record of recovery following market disruptions. “I launched my company in Dubai in 2009 amid the global financial crisis, and have seen the market negotiate various geopolitical events since then,” he said. “Every single downturn in Dubai’s real estate history has been followed by a recovery that saw the market surpass the previous peak.”

    Market data supports this pattern. Sales value in Dubai’s property market rose from Dh71.5 billion in 2020 to Dh686.8 billion in 2025, while prices climbed approximately 60% and transaction volumes increased sixfold, according to DXBinteract data.

    Structural Advantages Support Demand

    Tauseef Khan, founder and chairman of Dugasta Properties, noted that core demand remains steady particularly for prime and well-located assets. “While short-term caution may reduce speculative activity, core demand from both regional and international investors often remains steady,” he said.

    Al Msaddi highlighted fundamental changes in market composition. “This moment is another test of Dubai’s resilience, and Dubai is well-equipped to pass the test again,” he said. “Over 70% of transactions are now end-user driven, not speculative. The buyer base is globally diversified, mortgage activity has doubled in four years, and the regulatory environment has matured.”

    The shift toward cash buyers has strengthened market stability. “Last year there were 129 villa transactions above Dh40 million totalling Dh11.5 billion,” Al Msaddi said. “Only around 55 were mortgaged.”

    Ultra-Prime Segment Shows Strength

    The luxury property segment continues to process high-value transactions without significant price adjustments. Khan confirmed that several major deals have closed at full asking prices. “The closure of high-value deals at full price shows continued confidence in Dubai’s real estate fundamentals, even through regional uncertainty,” he said.

    Abdullah Alajaji, founder and chief executive of Driven, Forbes Global Properties, noted that transaction evidence across prime and ultra-prime segments indicates stable pricing. “While opportunistic investors are actively screening for assets trading below intrinsic value, broad-based repricing has not been evidenced in current transaction data at this end of the market,” he said.

    Macroeconomic Backdrop

    The UAE’s strong fiscal position provides additional market support. S&P reaffirmed the country’s AA/A-1+ sovereign credit rating with a stable outlook in March 2026, highlighting consolidated net assets equivalent to 184% of GDP.

    Alajaji attributed recent market volatility to geopolitical events rather than structural issues. “Recent volatility in oil prices and global markets is likely to be cyclical rather than structural, largely reflecting current geopolitical escalation,” he said.

    Dubai’s economic diversification reduces direct correlation between oil prices and property demand, with non-oil sectors now accounting for approximately three-quarters of economic output.

    Market Data Timeline

    Industry experts cautioned that comprehensive impact assessment requires additional time. “Less than two weeks into the current conflict, it’s too early to give an overall assessment,” Al Msaddi said. “In real estate, transaction data takes 45 to 90 days to fully reflect actual sentiment from buyers, sellers and developers alike.”

    Current market indicators suggest balanced conditions. “Buyer demand is steady across most price ranges,” Al Msaddi said. “Sellers are being patient, buyers are being selective but committed, and that balance is holding.”

    The emirate’s regulatory framework continues to strengthen, with new building safety standards and shared housing regulations introduced in March 2026 to enhance market oversight and investor protection.

    Khan said geopolitical developments often reinforce Dubai’s regional positioning over time. “Geopolitical developments can initially introduce a degree of caution among investors, particularly in the speculative segment of the market,” he said. “However, over time, they often reinforce Dubai’s position as a stable investment destination within the region.”

Dubai Land Department data shows property sales reached more than Dh680 billion in 2025 across over 200,000 transactions, the strongest annual performance on record.

    Total real estate transaction value, including mortgages and gifts, climbed to approximately Dh919 billion, highlighting exceptional market liquidity and depth.

    “When Dubai adds close to 18,000 residents in a single month, it has an immediate impact on market activity. We see it in enquiry levels, viewing volumes, and the pace at which well-priced homes transact,” said Alec James Smith, Head of Residential Sales and Leasing at Savills Middle East.

    New residents are entering the market across multiple price points, from mid-income professionals seeking apartments near employment hubs to high-net-worth individuals targeting prime waterfront and villa communities.

    Record Quarter Reflects Sustained Confidence

    Market momentum strengthened significantly in the second half of 2025, with the fourth quarter recording the highest quarterly sales value ever, exceeding Dh187 billion. Three consecutive record months during that period reflected steady engagement from both investors and end users rather than short-term speculative activity.

    Dubai’s prime residential segment demonstrated particularly strong performance, with nearly 6,000 transactions above Dh10 million completed during the year. Limited supply in established prime locations combined with ongoing wealth migration has helped sustain both price and rental resilience.

    Savills noted that Dubai continued to outperform many global residential markets through 2025, supported by population growth, job creation, and sustained international demand.

    Financing Conditions Improve as Rates Ease

    Financing conditions have begun to improve following recent interest rate reductions by the UAE Central Bank, which are expected to gradually ease mortgage costs. According to Savills, improving affordability typically translates into stronger buyer engagement over subsequent quarters, particularly among end users who had delayed purchasing decisions.

    Lower interest rates also enhance the relative attractiveness of property investment in Dubai, where rental yields remain competitive compared with global markets.

    Infrastructure-Led Development Will Shape Next Phase

    Rapid population growth places increasing emphasis on aligning supply with demand across locations, price ranges, and infrastructure readiness.

    “Dubai crossing the four million population mark is a clear signal of the city’s global appeal and economic momentum. The next phase of the market will be shaped by disciplined supply, infrastructure-led development, and a continued focus on quality,” said Andrew Cummings, Head of Residential Agency at Savills Middle East.

    The emirate is planning for a population of nearly six million residents by 2040, requiring continued coordination between development activity and infrastructure expansion.

    Population expansion, easing financing conditions, and strong transaction activity continue to reinforce confidence in Dubai’s residential market as it enters 2026, with demographic fundamentals providing a sustainable foundation for ongoing growth across multiple segments.

    Residential prices rose 12.1% during the year, down from 16.5% growth in 2024, while rental increases moderated to 11-12% by year-end compared to 13-15% earlier in the year, signaling a gradual market stabilization.

    Off-Plan Dominance Intensifies Market Concentration

    Off-plan transactions represented 72.9% of total real estate activity in Dubai, up from 69.3% in 2024, with transaction volumes reaching 146,400 units—a 25% year-on-year increase. This surge was driven by sustained developer confidence and robust investor appetite for future developments.

    Ready property sales recorded more modest but steady growth, reaching 54,400 transactions, up 5% compared to 2024, supported by stable demand from end-users and investors seeking immediate occupancy opportunities.

    The market’s increasing reliance on off-plan sales, however, creates concentration risks, making it potentially vulnerable to shifts in launch momentum and buyer sentiment.

    Supply Dynamics Show Persistent Delivery Gaps

    Approximately 40,400 residential units were completed in 2025, significantly below the initial projection of 82,600 units, resulting in a materialization rate of just 48.9%. Despite falling short of targets, actual completions were 16.4% higher than the 34,700 units delivered in 2024.

    Looking ahead, around 110,500 residential units are projected for delivery in 2026, though historical completion patterns suggest actual deliveries may range between 33,000 and 50,000 units, with some projects likely spilling into 2027.

    Apartments are expected to dominate upcoming completions, representing 84.3% of projected units through 2028. Key locations including Jumeirah Village Circle, Dubai South, Business Bay, Dubai Residence Complex and DAMAC Lagoons are forecast to contribute 30.7% of all projected deliveries during this period.

    Luxury Segment Surges 47% in Transaction Volumes

    Dubai’s luxury real estate segment recorded approximately 2,500 transactions in 2025, marking a 47.1% increase compared to the previous year. Off-plan sales led growth with a 52.6% year-on-year increase, accounting for 70.5% of all luxury transactions.

    The ultra-luxury segment exhibited robust performance with 302 transactions totaling Dh27.9 billion, representing increases of 31.9% in volume and 53.7% in value compared to 2024, highlighting growing preference among high-net-worth individuals for Dubai as both a residential and investment destination.

    Economic Fundamentals Remain Supportive

    Despite emerging supply pressures, broader macroeconomic fundamentals continue supporting the market. UAE GDP growth is projected at 5.2% in 2026, with Dubai expected to expand by 4.5%, supported by ongoing infrastructure investment, population growth, and sustained tourism momentum.

    Tourism is projected to maintain momentum with visitor volumes expected to surpass prior-year levels, while business activity indicators remain positive, providing continued support across housing, retail and commercial sectors.

    Market Enters Transition Phase

    Looking ahead, Dubai’s real estate market is expected to remain relatively stable in 2026, though entering a critical transition phase where supply pressures, moderating growth trajectories and potential external headwinds require heightened vigilance.

    While a sharp correction appears unlikely given Dubai’s solid macroeconomic foundation, diversified economy and sustained population growth, stakeholders should prepare for a more balanced environment characterized by moderate appreciation and heightened selectivity.

    The market’s performance contrasts with record results posted by developers in 2025, suggesting continued confidence in long-term fundamentals despite near-term moderation signals.
